Homeowners’ Associations

Note: The Homeowners’ Associations in Coral Bay are entirely independent of the Coral Bay CDD.  The HOA related information on this page is provided as a courtesy and convenience to the Coral Bay community.

What Do The Homeowners’ Associations Do?

The eight individual Homeowner’s Associations in Coral Bay ensure that property owners follow the restrictive covenants that exist in the individual neighborhoods.  Property owners are encouraged to attend their Village’s meetings.

The Homeowners’ Associations in Coral Bay do not own, nor are they responsible for, any of the common property.  For a definition of what makes up common property in Coral Bay see the “What Does The Coral Bay CDD Do?” section on this page.

Each Homeowners’ Association in Coral Bay has its own set of documents, declarations and covenants, rules, bylaws and forms.  All HOA related requests must be addressed through the individual HOAs.  HOA related matters include, but are not limited to:

  • Requests for copies of HOA documents or forms
  • Inquiries about HOA violations
  • Inquiries about or payment of HOA dues
  • Architectural approvals
  • Estopple requests

What Does The Coral Bay CDD Do?

The other pages in this site define and describe the role and responsibilities of the CDD.

Briefly described, the Coral Bay CDD governs and manages all common property in Coral Bay, including, but not limited to:

  • The lake and canals
  • The parks and pools, and all related structures and facilities
  • All landscaped areas that are not part of an individual property owner’s lot.
  • The roads and sidewalks
  • The gates
  • The Clubhouse

You can find rules for the Coral Bay CDD on the CDD Rules page.  Note that the CDD rules about parking apply only to CDD property, each HOA may have additional rules about parking on property governed by their rules.  Refer to the rules of your HOA’s for any information on parking on property under their jurisdiction.

Fay’s Cove

The Cape

The Cape HOA meets the second Wednesday of January, March, May, July, September, and November at 7:00 PM.  For “special meetings” outside of these dates, a notification will be sent to all homeowners.  Contact Jason Hoffman of Alliance Property Systems at (954) 473-4733 x 2.

Coral Bay's Pools are now OPEN.  However, it is imperative that you maintain social distancing from those not in your household or family.  This is regardless of whether you are in the water or not.

You can purchase gate system transponders in the Coral Bay CDD Office at the Coral Bay Clubhouse (3101 South Bay Drive), Monday 8 – 10 AM, Wednesday 8 – 11 AM, or Friday 2 – 5 PM. You must bring a completed Owner/Tenant Gate Registration Form. Additional information can be found on the Gate Info page.

Coral Bay's next regular Board of Supervisors meeting will be held on Thursday, August 11, 2022 in the Recreation Center Meeting (3101 S. Bay Dr., Margate, FL 33063) room at 7:00 PM.  Members of the public are encouraged to participate in the meeting using the virtual meeting information provided below.

Note:  Unattended vehicles 22 feet or longer and 12 feet high or higher will be towed immediately.

Effective February 1, 2022, Republic Services will be picking up garbage, recycling, and bulk yard waste from single-family homes throughout Margate.  The City has stated that Margate residents should continue to use the green cart for trash (collected twice a week) and the blue card for recycling (collected once a week).  If you have questions about service days, missed pick up, or damaged container, contact Republic Services at (954) 583-1830. You can also see the map on the City of Margate's web site to confirm your bulk trash days.
