What Do The Homeowners’ Associations Do?
The eight individual Homeowner’s Associations in Coral Bay ensure that property owners follow the restrictive covenants that exist in the individual neighborhoods. Property owners are encouraged to attend their Village’s meetings.
The Homeowners’ Associations in Coral Bay do not own, nor are they responsible for, any of the common property. For a definition of what makes up common property in Coral Bay see the “What Does The Coral Bay CDD Do?” section on this page.
Each Homeowners’ Association in Coral Bay has its own set of documents, declarations and covenants, rules, bylaws and forms. All HOA related requests must be addressed through the individual HOAs. HOA related matters include, but are not limited to:
- Requests for copies of HOA documents or forms
- Inquiries about HOA violations
- Inquiries about or payment of HOA dues
- Architectural approvals
- Estopple requests

What Does The Coral Bay CDD Do?
The other pages in this site define and describe the role and responsibilities of the CDD.
Briefly described, the Coral Bay CDD governs and manages all common property in Coral Bay, including, but not limited to:
- The lake and canals
- The parks and pools, and all related structures and facilities
- All landscaped areas that are not part of an individual property owner’s lot.
- The roads and sidewalks
- The gates
- The Clubhouse

Note that the CDD rules about parking apply only to CDD property, each HOA may have additional rules about parking on property governed by their rules. Refer to the rules of your HOA’s for any information on parking on property under their jurisdiction.

The Cape
